I'm not believing anything. I'm genuinely confused. I was onboard with your innocent typo explanation -- which still seems the probable explanation -- but I confess the nurple part has thrown me for a loop.

I believe that you didn't mean to disparage Cook. As I said, probably you told one hand to type one c and the other to type 2 os, and they got confused.

But the whole bit about nurple and purple is genuinely baffling to me. If you wanted your user name to reflect your purple political views, why on Earth did you pair it with Nurple?
 
While rates certainly are playing a role, for the most part people aren't buying houses because there aren't enough houses being built and supply is too tight. You know, the same problem we've been dealing with for years.
I would actually argue that rates are rhe bigger issue now because pricing of homes long ago became secondary to the cost of borrowing. You are not wrong about the dearth of building but current inventory levels are growing...and doing so pretty dramtically in a lot of markets. The only things moving are situations where sellers are doing a lot of creative wrangling to buy down rates for buyers. Its not unusual at all to see 30-50k in rate buy downs on a purchase now.

That being said, the pumpkin in chief thinks that Powell directly sets home finance rates. That is laughably wrong.

balancing the Trump tariffs which is beginning to spike inflation going forward and declining consumer spending beginning to impact GDP and companies announcing layoffs ?

Higher inflation
Lower GDP
Higher unemployment

Stagflation coming ? I don't want to be a TylerKong and I am not an economist so I don't know if stagflation should be a concern.

Can the Fed do something now to address the possibility of stagflation should we face it in the next 9 months ?

Here's hoping a board economist will come here and back me off the ledge

2. This is not nearly the smoking gun you think it is. The principal residence issue can be complex when you are talking about people who are in the midst of moving or are splitting time between two locations.
re #2 : I am in that select company. I now own two residences because my current residence has not sold. I will be moving to my new primary residence in a few weeks and will continue to be the not so proud owner of two primary residences until this house sells😦

Walmart 2Q2 report is interesting...

missed on earnings
beat sales a bit
prices increased 1%
upper income consumers led the way in sales
increase grocery buys led the way in sales

My takeaway is even upper income folks are looking for lower prices and are willing to mix with the hoi polloi in order to avoid the spike in inflation. Consumers are seeing spikes in grocery prices and looking to Walmart for better grocery prices. The question is, between tariffs on grocery related imports and the loss of local immigrant farm workers due to mass deportation efforts, how long will Walmart groceries maintain an edge over retail grocers ?

IMO, the upper income piece is a dangerous sign. If Walmart is relying on middle/upper middle to “beat sales a bit” but “miss on earnings”, lots of retailers are in trouble. Also, where are the lower income brackets going? We about to see a strong earnings report from Dollar General?
