Everything is in the toilet. Economic reports are a flat out fabrication, jobs continue to be shed, grocery prices keep heading up or portions get smaller, gas heading towards $4 and $5 per gallon, local taxes skyrocketing, commodities sinking, equities bonds and falling. MAGA truly has on blinders here.

And the 10-year yield is one of the best benchmarks for mortgage rates. Glad I just refinanced at 5.89% (recent purchase, was at 6.75%). SECU, if anyone else recently purchased. I believe we only paid $750 in fees (no appraisal, no attorney), but also had the original mortgage through SECU so they didn't really have any risk.

The bond market is predicting more like 4.5-5% 1y forward inflation for the US. Maybe you discount that a bit because TIPS buyers are by nature risk-averse but 4.2% seems like a lower bound for sensible predictions based on current info. I could be wrong. I am not an economic forecaster
