Absolutely right -- we need to get past the pushback. Laws can be changed.
If we don't have a standalone housing policy thread, we should. The most interesting idea I've seen recently -- subsidized bridge loans. I don't know how else we get past the ~5 years when everyone, and especially those with means, locked in mortgages on very expensive houses at 2.5-3.5%.
 
Well this sort of presumes that these things happen:

--Trump fails bigly on his approach to the economy and healthcare and voters want ta new direction

--Voters recoil from Trump's executive power grab and finally see that (1) executive power needs to be curtailed, and (2) Congress needs to function again to avoid future executive power grabs
And we should be able to do things in parallel, so we shouldn't be limited to one thing at a time.

I see a great number of ideas on this thread. It would be nice to see them delivered and make people's lives better.

Then maybe they would appreciate government.

I started one awhile back, but I'm sure it is 20 page deep be now.
 
So putting on my HeelYeah/ 1%Trumper hat, here is what I would like to see:

1 ) increase the capital gain tax exemption on primary home sales for couples( like me ) from 500k to 2 million

2 ) Eliminate IRMAA

3 ) Eliminate income tax on passive income, eg stock dividends and interest payments

4 ) Eliminate taxation on IRA/401k withdrawals

Then I would be able to buy dozens of boxes of cookies to support the Girl Scouts of America, buy a few hammers for Habitat for Humanity, and increase my yearly contribution to the Ram's Club ;)
